Greenwood by Aldar is one of the largest new communities planned for Dubai’s eastern side: around 8,000 homes across three phases in the Dubai Silicon Oasis area, from apartments to five-bedroom villas.

The masterplan is shaped around landscape. Neighbourhoods open onto parks and shaded walkways, streets are lined with trees, and cycling and running routes connect home to school, shops and the station. It follows the design approach of Aldar’s Athlon and Haven communities in Dubailand.

The range runs from apartments to Greenwood townhouses with three or four bedrooms and Greenwood villas with three, four or five bedrooms, including four-bedroom twin villas, so families can move up within the same community as their needs change.

Dubai Metro Blue Line

Greenwood and the Blue Line

The Blue Line is the largest addition to the Dubai Metro since the Route 2020 extension, and it runs straight through Dubai Silicon Oasis.

The Roads and Transport Authority’s Blue Line is a 30-kilometre route with 14 stations, around half of it underground. It is scheduled to open on 9 September 2029, the 20th anniversary of the Dubai Metro.

One branch starts at the Creek interchange on the Green Line and runs through Dubai Festival City, Dubai Creek Harbour and Ras Al Khor to International City, then on to Dubai Silicon Oasis and Academic City. A second branch connects Centrepoint on the Red Line with Mirdif and Al Warqa.

For Greenwood residents, that means a direct rail connection to Dubai Creek Harbour and interchanges with both the Red and Green lines, opening up Downtown Dubai, the airport, Business Bay and the rest of the network without a car.

Communities that gain a metro station tend to see stronger demand from tenants and buyers, which is one reason the eastern corridor around DSO has become one of Dubai’s most watched growth areas.

Buying off-plan at Greenwood

Buying off-plan in Dubai follows a clear, regulated process. Here is what to expect from registration to handover.

  1. Register your interest

    Add your preferred home type and budget to the priority list. You receive the brochure, floor plans, price list and payment plan as soon as Aldar releases them.

  2. Choose your home

    Review the available units in the first phase, compare layouts and orientations, and select the home that suits you.

  3. Reserve with a booking deposit

    A booking payment secures the unit while the paperwork is prepared. Payments for off-plan property in Dubai are made into a regulated project escrow account.

  4. Sign the Sales & Purchase Agreement

    The SPA sets out the unit, price, payment schedule and anticipated completion date. The sale is then registered with the Dubai Land Department under the Oqood off-plan register, with the standard 4% DLD registration fee.

  5. Pay in instalments

    Payments follow the schedule in the payment plan, typically linked to dates or construction milestones until handover.

  6. Handover

    On completion, the home is inspected, the final payment is made and the keys and title deed are issued.
